Repairs & Maintenance

All maintenance requests must be filed through to our office via your PayYourRent portal.
​
As soon as you become aware of any maintenance problem(s), please submit a maintenance repair order immediately. If you do not, you could be held liable for any additional costs the owner may occur due to the delay in notice that resulted in deteriorating conditions.
​
In the event of a real Emergency Please report the situation immediately via text to our tenant networking hotline at (888) 397-1026, this number does not register incoming calls, text only.
​
See below a list classified as an emergency where Police/Fire department must be contact.
​
1. Gas leak
2. Flooding/serious flood damage
3. An electrical fault
4. A failure or breakdown of natural gas, electricity or water supply
5. A serious storm or fire damage
6. Any fault or damage that makes the rented premises unsafe or insecure

See below a list classified as non-emergency where a maintenance repair order is required.

1. An appliance, fitting or fixture which is not working properly
2. A Light bulb in a common area needing to be replaced
3. Small Roof leak that caused minor damage to a ceiling
Inspections of repairs and Maintenance
​
Your landlord shall uphold his responsibility to inspect and review any work conducted on the property and holds the right to take responsibility for any maintenance order and make the repair themselves if the use of our staff is not required.

Please Note: Tenants are responsible for the repair/replacement of their:
​
1. Inside unit light bulbs.
2. Fridge filters and light bulbs.
3. Key replacement cost and or/Apartment lock pad batteries replacement. If a tenant locks themselves out after business hours, tenant is responsible to hire a locksmith. Tenant is also responsible for any damages.
4. Drain Clogs: in the event a drain is clogged and only your unit is affected, this is an indication that the clog was solemnly you’re doing. In this scenario, the tenant is responsible for the hire and cost of a plumber. In the event the clog occurs in the basement, the landlord shall inquire the cost.
